Break-out escape route doors on the Isle of Wight

Large stores, transport buildings and public buildings on the Isle of Wight often need the whole width of the entrance available for escape. Break-out sliding doors give that width without giving up an automatic entrance. Your survey is free and the quote is fixed and itemised.

Coverage across the Isle of Wight

From large town centres to quiet villages, entrances across the Isle of Wight vary a great deal, and the right approach to break-out escape route doors varies with them. A surgery door used by patients with walking frames needs different settings from a supermarket entrance, so the engineer looks at the actual door first. The towns we list in this area currently number 4.

What to think about for break-out escape route doors on the Isle of Wight

  • Work on a busy entrance on the Isle of Wight is often best done early in the morning, in the evening or over a weekend. Any out-of-hours working is agreed and priced in the written quote rather than added later.
  • If a canopy, ramp or steps sit close to the door, measure how far a broken-out leaf will travel. A leaf that clips a handrail or step edge will not give the escape width the strategy assumes.
  • Hospitals and clinics on the Isle of Wight often want break-out entrances tied into the building management and fire alarm systems. Allow time for the alarm contractor to provide a signal and for the estates team to approve the interface.
  • Get hold of the fire strategy, or ask your fire risk assessor, before the survey. Knowing whether the door must slide open on alarm, break out, or both, saves a second visit and a revised quote.
  • A break-out door needs a dedicated fused spur and, where the strategy relies on it opening without mains power, a battery unit. If there is no supply near the head of the door, an electrician will need to run one.

Standards and rules in England

In England, fire safety law says sliding or revolving doors must not be used for exits specifically intended as emergency exits. Break-out sliding doors are used where an entrance also forms part of an escape route, as the fire strategy allows. Whether a break-out door is suitable is decided by the fire strategy for the building and the responsible person under the Regulatory Reform (Fire Safety) Order 2005.

In Great Britain a new or converted powered door must meet the Supply of Machinery (Safety) Regulations 2008 before it is first used, and can carry the UKCA or the CE marking. Workplace law (the Workplace (Health, Safety and Welfare) Regulations 1992) expects powered doors to have suitable and effective features to stop them trapping anyone and, where needed for safety, to open by hand unless they open automatically if the power fails. Doors at work must also be kept in efficient working order under a suitable system of maintenance.

Building regulations guidance in England (Approved Document M, Volume 2) says a powered opening system should be used where a self-closing entrance door would need more than 30 N at the leading edge to open, or more than 22.5 N between 30° and 60°, and expects external doors used by the public in new buildings to give at least 1000 mm of effective clear width.

How it works

  1. Send photos and the address. A few pictures of the door from both sides, the address on the Isle of Wight and a note of who uses the entrance help us understand the job before anyone visits the site.
  2. No-cost survey on site. We arrange a survey at a time that suits the building. The engineer records measurements, fixings and power, plus any constraints such as listed status, opening hours or access for deliveries.
  3. Itemised quote to approve. We price every element of the work on break-out escape route doors separately in a written quote that you can check, share and approve. Lead time and payment stages are stated, and nothing is ordered until you accept.
  4. Fit, test and hand over. On the agreed dates the engineer installs the equipment, commissions the operator and tests each safety function. You get a demonstration, the test record and any conformity paperwork that applies to the work.

For a break-out escape route door on the Isle of Wight, start with a free survey. The fixed quote covers the entrance, alarm link, testing and handover records.

Break-out escape route doors on the Isle of Wight: questions

Is a break-out door suitable for an exposed entrance on the Isle of Wight?

Usually, yes. Wind pressure on the leaves is one of the things the survey checks, along with which way the entrance faces and how sheltered it is. The break-out fittings and operator settings are chosen so the leaves hold in line in normal weather but still open by hand in an emergency.

What do you charge for break-out escape route doors on the Isle of Wight?

Our guide starts from £7,995 excluding VAT (per door set), the same guide price we use across the UK. The free site survey on the Isle of Wight confirms the price as a fixed, itemised written quote, and the guide price tool gives you a range before anyone visits.

We have an old sliding door on the Isle of Wight. Do we have to replace all of it?

Not always. If the frame and operator can take break-out leaves and parts are still available, a conversion may be possible. If the door is older or its parts are unsupported, replacing the whole entrance is usually more reliable. The survey looks at both and the quote explains the difference.

Do you install break-out sliding doors on the Isle of Wight?

Yes. We arrange surveys and installations on the Isle of Wight through specialist automatic door engineers working under our management. We supply the complete entrance, set it up to the fire strategy you give us, test it in every mode and hand over the records. The survey is free and the quote is fixed.

How are payments structured for work on the Isle of Wight?

Payment stages are set out in the quote before you accept it. Larger or made-to-order jobs may involve a deposit and a balance on completion, while smaller jobs may be invoiced once the work is finished. Nothing is charged for the survey itself, and the terms you accept are the terms that apply.

How much disruption should we expect while the work is done on the Isle of Wight?

Most installations take one visit or a short series of visits, with dust and noise kept to the area around the door. The engineer screens off the work area, keeps a route in or out where possible and clears up before leaving. Larger entrances, lobbies or structural changes take longer, and the quote explains how that work is phased.

Who is responsible for automatic doors on escape routes on the Isle of Wight?

Under the Regulatory Reform (Fire Safety) Order 2005 the responsible person for the premises must make sure escape routes work and fire safety equipment is maintained. Automatic doors on an escape route need fail-safe opening or break-out, set by the fire strategy.
