Automatic Door Installers

Terms and conditions

Last updated 26 October 2026

1. Who we are

Automatic Door Installers is a trading name of S&K Property Investments and Improvement Ltd (company number 16932889), registered office Unit 1 Hembs Crescent, Great Barr, Birmingham B43 5DG ("we", "us"). When you accept a quote, your contract is with S&K Property Investments and Improvement Ltd. Work is carried out by specialist automatic door engineers working under our management; we remain responsible for it.

2. Guide prices and quotes

Prices on this website and from the guide price tool are guides, not offers. Our written quote after a survey (or, for repairs, after we have the details we need) sets out the work, the price and how long the quote is valid. Commercial prices exclude VAT unless stated; prices for home customers include VAT.

A contract is formed when you accept our written quote in writing and we confirm it. Any deposit and the payment stages are set out in the quote.

3. Surveys and visits

Site surveys for new doors, retrofits, operator replacements, refurbishments, upgrades and home door openers are free and carry no obligation. Repair, servicing and inspection visits are charged at the price we agree with you in writing before the visit. Parts and further work are quoted before they are done unless you have authorised work up to an agreed amount.

4. Your responsibilities

  • Give us safe access to the work area at the agreed times, and tell us about hazards we should know about, including asbestos information where relevant.
  • Arrange any landlord, freeholder, planning, listed building or building control permissions the quote says you are responsible for.
  • Provide a suitable power supply where the quote says you will.
  • After handover, use the door as shown, keep up the daily checks described in the handover paperwork, and arrange servicing at the recommended interval.

5. Changes and delays

If you ask for a change, or something hidden is found that the quote could not reasonably allow for, we will explain the effect on price and timing and get your agreement before going ahead. Lead times in quotes are estimates; we will tell you promptly about any delay.

6. Home customers: cancellation rights

If you are a consumer and the contract is agreed away from our business premises or at a distance, you normally have 14 days to cancel under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. For service contracts the 14 days run from the day the contract is made. You can cancel by telling us clearly, for example by email; a model cancellation form will be sent with your quote.

Where the contract is for goods we supply and install, such as a home door opener, the 14 days run from the day the goods come into your physical possession, which for an installed opener is normally the day it is installed. If you ask us in writing to start work within the cancellation period and then cancel, you pay for the work done up to the time you told us. The right to cancel does not apply to goods made to your specification or clearly personalised once their manufacture has started at your request.

Nothing in these terms affects your statutory rights.

7. Warranty and aftercare

Warranty terms for each job are set out in the quote. Warranties do not cover damage, misuse, vandalism, power or alarm system faults outside our work, or doors that have not been serviced at the recommended interval. This does not affect your statutory rights as a consumer.

8. Payment

Payment terms are set out in the quote and on the invoice. For business customers we may charge statutory interest on late payment.

9. Liability

We are responsible for loss or damage you suffer that is a foreseeable result of our breaking this contract or failing to use reasonable care and skill. We do not exclude liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be excluded by law.

For business customers, we are not liable for loss of profit, business or revenue, or indirect loss, and our total liability under a contract is limited to the contract price, except where the law does not allow this.

10. Website content and images

Information on this website is general guidance, reviewed in October 2026, and does not replace advice about your building. The photographs on this website are computer-generated examples of the types of door we install, not photographs of completed jobs.

11. Complaints

Please tell us first and we will try to put things right. Home customers can also contact Citizens Advice (England and Wales: 0808 223 1133; Scotland: Advice Direct Scotland; Northern Ireland: Consumerline). We will tell you if an alternative dispute resolution scheme is available for your complaint.

12. Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you are a consumer living in Scotland or Northern Ireland, you can also bring proceedings in your local courts, and you keep the protection of the mandatory laws where you live.

Tell us about the doorway

Send the address, a photo if you have one and what the door needs to do. New installations get a free site survey and a fixed written quote; repairs and servicing are priced in writing before we attend.
