Automating an existing door in Stirling, Falkirk and Clackmannanshire

Before any operator goes on a door in Stirling, Falkirk and Clackmannanshire, we check whether the door is worth automating. Sometimes new hinges or a lock are all it needs. Sometimes replacement is better value, and we will say so.

What to think about for automating an existing door in Stirling, Falkirk and Clackmannanshire

  • Glass in a door that will be automated should be safety glass. Older doors in Stirling, Falkirk and Clackmannanshire may have panes that need replacing before the work goes ahead.
  • Older buildings in Stirling, Falkirk and Clackmannanshire often have heavy timber doors on floor springs. Some floor springs can be adapted, but many need replacing with hinges, which adds to the cost.
  • If the door is on an escape route, keep the existing panic or emergency hardware working. The operator should not stop the door opening by hand in an emergency.
  • Listed buildings and conservation areas in Stirling, Falkirk and Clackmannanshire may need consent for an operator on an original door. Mounting it on the inside face usually keeps the street view the same.
  • Power is needed at the head of the door. If there is no supply close by, an electrician will need to run one, ideally hidden in trunking or the wall.

Standards and rules in Scotland

Under the Equality Act 2010, service providers and employers in Scotland must make reasonable adjustments for disabled people, which can include altering a physical feature such as a heavy entrance door. Fitting an automatic door helps, but does not on its own guarantee those duties are met.

Scottish building standards guidance (the non-domestic Technical Handbook) expects an accessible entrance door to give a clear opening of at least 800 mm, says powered doors improve accessibility as long as they add no new hazard, and expects signage, sensors that hold the door open long enough, and guarding against collision or entrapment.

Whoever motorises a manual door, or builds an automatic door from separate parts, may take on the manufacturer’s legal duties for the finished door: a risk assessment, a technical file kept available for the authorities, a Declaration of Conformity, the conformity marking and instructions. You receive the Declaration of Conformity and the instructions at handover. In Great Britain a new or converted powered door must meet the Supply of Machinery (Safety) Regulations 2008 before it is first used, and can carry the UKCA or the CE marking.

How it works

  1. Start with a short enquiry. Use the form, phone or email. Tell us whether the work is a new door, an upgrade or an opener for a home, and we arrange the next step for your site in Stirling, Falkirk and Clackmannanshire.
  2. Measured survey. The free survey confirms what will fit and what the entrance needs: opening width, door type, activation, safety sensors and behaviour on power loss or fire alarm, matched to how the building is used.
  3. Written price, no surprises. A fixed, itemised quote sets out the specification, the work involved, the expected lead time and the warranty terms. You can ask questions or change the specification before accepting it.
  4. Installed and commissioned. The door is installed with as little disruption as possible, then set up and tested for its hazard zones. Before leaving, the engineer explains the controls and hands over the documents for your records.

Send us a photo of the door and we will arrange a free survey in Stirling, Falkirk and Clackmannanshire to confirm whether it can be automated, followed by a fixed quote.

Automating an existing door in Stirling, Falkirk and Clackmannanshire: questions

What if our door in Stirling, Falkirk and Clackmannanshire turns out to need replacing?

Then we will say so and explain why. If you want to go ahead, we can quote a new automatic door, or a new door ready for an operator. If both options are reasonable, we price each so you can choose, and the survey costs nothing either way.

What price range should I expect for automating an existing door in Stirling, Falkirk and Clackmannanshire?

Our guide starts from £1,795 excluding VAT (per door), the same guide price we use across the UK. For homes that is from £2,154 including VAT. The free site survey in Stirling, Falkirk and Clackmannanshire confirms the price as a fixed, itemised written quote, and the guide price tool gives you a range before anyone visits.

Can you look after the door in Stirling, Falkirk and Clackmannanshire once it is automated?

Yes. We can arrange servicing at intervals that suit how much the door is used, with the operator, safety devices and hinges checked and a written record left. Each visit has its price confirmed in writing before an engineer attends.

Can you automate the existing doors at our building in Stirling, Falkirk and Clackmannanshire?

In most cases, yes. We check each door at a free survey, including the hinges, frame, glass, locks and power, and then quote a fixed price. If a door is not a good candidate, we explain why and what it would take to fix it, or quote a replacement instead.

Do I need permission from a landlord or the council before work in Stirling, Falkirk and Clackmannanshire?

It depends on the building. Tenants usually need the landlord's written consent before changing an entrance, and some changes to a shopfront or external door need planning permission. The survey notes anything that may need consent. We can supply drawings and product details to support an application, but the owner or tenant makes it.

What does the written quote for automating an existing door in Stirling, Falkirk and Clackmannanshire include?

The quote lists each item separately: the door or equipment, installation, electrical connections where we provide them, removal of anything being replaced, testing and handover. It is a fixed price for the work described, so it does not change unless the scope changes, and any change is agreed with you in writing first.

Is a building warrant needed for a new automatic entrance in Stirling, Falkirk and Clackmannanshire?

Often, yes. Most building work in Scotland needs a building warrant before it starts, and the non-domestic Technical Handbook sets out what an accessible entrance should provide, including a clear opening of at least 800 mm. We tell you at the survey if your job is likely to need one.
