Break-out escape route doors in Surrey

Whether you manage a retail unit, a hospital wing or a council building in Surrey, the first question about a break-out door is what the fire strategy asks for. We work from that strategy, then design, supply and fit an entrance to match it.

Coverage across Surrey

Wherever you are in Surrey, we need the same three things to get started on break-out escape route doors: a short description of the door, a few photos if you have them, and the address. From there we agree the price in writing and book a specialist engineer working under our management. Every town listed below has a page of its own, 21 in total.

What to think about for break-out escape route doors in Surrey

  • Hospitals and clinics in Surrey often want break-out entrances tied into the building management and fire alarm systems. Allow time for the alarm contractor to provide a signal and for the estates team to approve the interface.
  • Get hold of the fire strategy, or ask your fire risk assessor, before the survey. Knowing whether the door must slide open on alarm, break out, or both, saves a second visit and a revised quote.
  • Listed buildings and conservation areas in Surrey may need consent before a new entrance goes in. Slim frames and the existing opening can often be kept, but check with the planning authority before ordering.
  • Check the swing zone outside the entrance. Planters, cycle stands, bins and A-boards that are harmless beside a normal door can stop a break-out leaf opening fully, so plan to keep that area clear.
  • Shopping centre units in Surrey usually need landlord approval for a new entrance and for any fire alarm connection. Ask centre management for their fit-out rules early, as they often set working hours and contractor requirements.

Standards and rules in England

In England, fire safety law says sliding or revolving doors must not be used for exits specifically intended as emergency exits. Break-out sliding doors are used where an entrance also forms part of an escape route, as the fire strategy allows. Whether a break-out door is suitable is decided by the fire strategy for the building and the responsible person under the Regulatory Reform (Fire Safety) Order 2005.

In Great Britain a new or converted powered door must meet the Supply of Machinery (Safety) Regulations 2008 before it is first used, and can carry the UKCA or the CE marking. Workplace law (the Workplace (Health, Safety and Welfare) Regulations 1992) expects powered doors to have suitable and effective features to stop them trapping anyone and, where needed for safety, to open by hand unless they open automatically if the power fails. Doors at work must also be kept in efficient working order under a suitable system of maintenance.

Building regulations guidance in England (Approved Document M, Volume 2) says a powered opening system should be used where a self-closing entrance door would need more than 30 N at the leading edge to open, or more than 22.5 N between 30° and 60°, and expects external doors used by the public in new buildings to give at least 1000 mm of effective clear width.

How it works

  1. Send photos and the address. A few pictures of the door from both sides, the address in Surrey and a note of who uses the entrance help us understand the job before anyone visits the site.
  2. No-cost survey on site. We arrange a survey at a time that suits the building. The engineer records measurements, fixings and power, plus any constraints such as listed status, opening hours or access for deliveries.
  3. Itemised quote to approve. We price every element of the work on break-out escape route doors separately in a written quote that you can check, share and approve. Lead time and payment stages are stated, and nothing is ordered until you accept.
  4. Fit, test and hand over. On the agreed dates the engineer installs the equipment, commissions the operator and tests each safety function. You get a demonstration, the test record and any conformity paperwork that applies to the work.

Break-out escape route doors in Surrey: questions

Do you install break-out sliding doors in Surrey?

Yes. We arrange surveys and installations in Surrey through specialist automatic door engineers working under our management. We supply the complete entrance, set it up to the fire strategy you give us, test it in every mode and hand over the records. The survey is free and the quote is fixed.

What price range should I expect for break-out escape route doors in Surrey?

Our guide starts from £7,995 excluding VAT (per door set), the same guide price we use across the UK. The free site survey in Surrey confirms the price as a fixed, itemised written quote, and the guide price tool gives you a range before anyone visits.

How long will our entrance in Surrey be out of use?

Usually one to three days on site, depending on the size of the opening and any building or electrical work. Where the entrance is the only way in, we plan the sequence so a temporary door or a partly open entrance can be kept, and agree any out-of-hours working in the quote.

Is a break-out door suitable for an exposed entrance in Surrey?

Usually, yes. Wind pressure on the leaves is one of the things the survey checks, along with which way the entrance faces and how sheltered it is. The break-out fittings and operator settings are chosen so the leaves hold in line in normal weather but still open by hand in an emergency.

What does the written quote for break-out escape route doors in Surrey include?

The quote lists each item separately: the door or equipment, installation, electrical connections where we provide them, removal of anything being replaced, testing and handover. It is a fixed price for the work described, so it does not change unless the scope changes, and any change is agreed with you in writing first.

Will the building stay secure while the entrance is being changed?

We plan to keep the entrance usable or secure throughout. Where a door has to come out, the work is sequenced so the opening is closed up before the engineer leaves, or a temporary door or hoarding is arranged when a longer gap cannot be avoided. How this is handled for your site in Surrey is agreed before work starts.

Which building regulations apply to a new automatic entrance in Surrey?

In England the guidance is Approved Document M (Volume 2) for access, Approved Document B for fire safety and escape routes, and Approved Document K for glazing and powered doors. A new entrance can count as building work, so building control should be involved before it is ordered.
