Break-out escape route doors in East Sussex

Large stores, transport buildings and public buildings in East Sussex often need the whole width of the entrance available for escape. Break-out sliding doors give that width without giving up an automatic entrance. Your survey is free and the quote is fixed and itemised.

What to think about for break-out escape route doors in East Sussex

  • Entrances facing the prevailing wind can have break-out leaves pushed by strong gusts. The break-out fittings and the door's wind settings are chosen at survey to suit how exposed the entrance is.
  • Check the swing zone outside the entrance. Planters, cycle stands, bins and A-boards that are harmless beside a normal door can stop a break-out leaf opening fully, so plan to keep that area clear.
  • A break-out door needs a dedicated fused spur and, where the strategy relies on it opening without mains power, a battery unit. If there is no supply near the head of the door, an electrician will need to run one.
  • Older entrances on high streets in East Sussex may have uneven thresholds or sloping pavements. Break-out leaves need a level floor and solid fixing for the bottom pivots, and correcting that can add a day to the work.
  • Get hold of the fire strategy, or ask your fire risk assessor, before the survey. Knowing whether the door must slide open on alarm, break out, or both, saves a second visit and a revised quote.

Standards and rules in England

In England, fire safety law says sliding or revolving doors must not be used for exits specifically intended as emergency exits. Break-out sliding doors are used where an entrance also forms part of an escape route, as the fire strategy allows. Whether a break-out door is suitable is decided by the fire strategy for the building and the responsible person under the Regulatory Reform (Fire Safety) Order 2005.

In Great Britain a new or converted powered door must meet the Supply of Machinery (Safety) Regulations 2008 before it is first used, and can carry the UKCA or the CE marking. Workplace law (the Workplace (Health, Safety and Welfare) Regulations 1992) expects powered doors to have suitable and effective features to stop them trapping anyone and, where needed for safety, to open by hand unless they open automatically if the power fails. Doors at work must also be kept in efficient working order under a suitable system of maintenance.

Building regulations guidance in England (Approved Document M, Volume 2) says a powered opening system should be used where a self-closing entrance door would need more than 30 N at the leading edge to open, or more than 22.5 N between 30° and 60°, and expects external doors used by the public in new buildings to give at least 1000 mm of effective clear width.

How it works

  1. Get in touch. Call, email or use the form with the address and what you have in mind. If you are not sure which type of door suits, describe the entrance and we will suggest the options worth considering.
  2. Survey and advice. The survey costs nothing and carries no obligation. The engineer checks the site and explains which options suit the entrance, the people using it and the budget, before anything is priced.
  3. Quote in writing. You receive a fixed, itemised quote for break-out escape route doors in East Sussex, covering equipment, installation, testing and handover, with the lead time and payment stages set out clearly.
  4. Install, test, explain. The engineer installs and commissions the door, tests the sensors, safety functions and emergency behaviour, and walks you through the controls. The handover pack records what was installed and tested.

Break-out escape route doors in East Sussex: questions

Can you look after break-out doors in East Sussex once they are fitted?

Yes. We can arrange planned servicing, with the break-out fittings, alarm release and power failure behaviour tested at each visit and a written record left on site. Each visit is priced in writing before anyone attends, and the interval is set by how hard the door works.

How are prices worked out for break-out escape route doors in East Sussex?

Our guide starts from £7,995 excluding VAT (per door set), the same guide price we use across the UK. The free site survey in East Sussex confirms the price as a fixed, itemised written quote, and the guide price tool gives you a range before anyone visits.

Our shop in East Sussex is inside a shopping centre. Can you still fit a break-out door?

In most cases, yes. Centre management usually sets rules on contractors, working hours and connections to the centre's fire alarm. We work within those rules, provide the method statements and insurance details they ask for, and plan the fitting so the unit can trade for as much of the time as possible.

Do you install break-out sliding doors in East Sussex?

Yes. We arrange surveys and installations in East Sussex through specialist automatic door engineers working under our management. We supply the complete entrance, set it up to the fire strategy you give us, test it in every mode and hand over the records. The survey is free and the quote is fixed.

What should I send before the survey in East Sussex?

A few photos of the door from inside and outside, rough measurements of the opening, the address and a note of how the entrance is used. If the door already has an operator, a photo of any label on it helps. With that, the engineer arrives prepared, the survey takes less of your time and we can put the quote for break-out escape route doors together more easily.

Can installation in East Sussex happen outside opening hours?

Yes. Many shops, surgeries and offices prefer work early in the morning, in the evening or at weekends, when the entrance is quietest. Tell us your constraints when you enquire and they are built into the plan. Any extra cost for out-of-hours work is shown in the written quote rather than added afterwards.

Who is responsible for automatic doors on escape routes in East Sussex?

Under the Regulatory Reform (Fire Safety) Order 2005 the responsible person for the premises must make sure escape routes work and fire safety equipment is maintained. Automatic doors on an escape route need fail-safe opening or break-out, set by the fire strategy.
