Break-out escape route doors in Nottinghamshire

Replacing an older sliding entrance in Nottinghamshire is a good moment to ask whether it should break out. We look at the escape route, the space outside the door and the alarm signal available, then quote a break-out door matched to what your fire strategy requires.

What to think about for break-out escape route doors in Nottinghamshire

  • If a canopy, ramp or steps sit close to the door, measure how far a broken-out leaf will travel. A leaf that clips a handrail or step edge will not give the escape width the strategy assumes.
  • A break-out door needs a dedicated fused spur and, where the strategy relies on it opening without mains power, a battery unit. If there is no supply near the head of the door, an electrician will need to run one.
  • Get hold of the fire strategy, or ask your fire risk assessor, before the survey. Knowing whether the door must slide open on alarm, break out, or both, saves a second visit and a revised quote.
  • Think about night security alongside escape. A lock that stops a leaf breaking out while people are still inside causes problems, so choose one that releases on the fire alarm where the strategy calls for it.
  • Hospitals and clinics in Nottinghamshire often want break-out entrances tied into the building management and fire alarm systems. Allow time for the alarm contractor to provide a signal and for the estates team to approve the interface.

Standards and rules in England

In England, fire safety law says sliding or revolving doors must not be used for exits specifically intended as emergency exits. Break-out sliding doors are used where an entrance also forms part of an escape route, as the fire strategy allows. Whether a break-out door is suitable is decided by the fire strategy for the building and the responsible person under the Regulatory Reform (Fire Safety) Order 2005.

In Great Britain a new or converted powered door must meet the Supply of Machinery (Safety) Regulations 2008 before it is first used, and can carry the UKCA or the CE marking. Workplace law (the Workplace (Health, Safety and Welfare) Regulations 1992) expects powered doors to have suitable and effective features to stop them trapping anyone and, where needed for safety, to open by hand unless they open automatically if the power fails. Doors at work must also be kept in efficient working order under a suitable system of maintenance.

Building regulations guidance in England (Approved Document M, Volume 2) says a powered opening system should be used where a self-closing entrance door would need more than 30 N at the leading edge to open, or more than 22.5 N between 30° and 60°, and expects external doors used by the public in new buildings to give at least 1000 mm of effective clear width.

How it works

  1. Send photos and the address. A few pictures of the door from both sides, the address in Nottinghamshire and a note of who uses the entrance help us understand the job before anyone visits the site.
  2. No-cost survey on site. We arrange a survey at a time that suits the building. The engineer records measurements, fixings and power, plus any constraints such as listed status, opening hours or access for deliveries.
  3. Itemised quote to approve. We price every element of the work on break-out escape route doors separately in a written quote that you can check, share and approve. Lead time and payment stages are stated, and nothing is ordered until you accept.
  4. Fit, test and hand over. On the agreed dates the engineer installs the equipment, commissions the operator and tests each safety function. You get a demonstration, the test record and any conformity paperwork that applies to the work.

Send us the opening size and what your fire strategy asks for, and we will arrange a free survey in Nottinghamshire and a fixed, itemised quote for a break-out entrance.

Break-out escape route doors in Nottinghamshire: questions

Can you look after break-out doors in Nottinghamshire once they are fitted?

Yes. We can arrange planned servicing, with the break-out fittings, alarm release and power failure behaviour tested at each visit and a written record left on site. Each visit is priced in writing before anyone attends, and the interval is set by how hard the door works.

What price range should I expect for break-out escape route doors in Nottinghamshire?

Our guide starts from £7,995 excluding VAT (per door set), the same guide price we use across the UK. The free site survey in Nottinghamshire confirms the price as a fixed, itemised written quote, and the guide price tool gives you a range before anyone visits.

Can you work with our fire risk assessor in Nottinghamshire?

Yes, and it usually helps. We can send your assessor the proposed specification, the break-out arrangement and how the door will behave on power loss and alarm, so they can confirm it matches the fire strategy before you order. Any changes they ask for are reflected in a revised quote.

How long will our entrance in Nottinghamshire be out of use?

Usually one to three days on site, depending on the size of the opening and any building or electrical work. Where the entrance is the only way in, we plan the sequence so a temporary door or a partly open entrance can be kept, and agree any out-of-hours working in the quote.

How much disruption should we expect while the work is done in Nottinghamshire?

Most installations take one visit or a short series of visits, with dust and noise kept to the area around the door. The engineer screens off the work area, keeps a route in or out where possible and clears up before leaving. Larger entrances, lobbies or structural changes take longer, and the quote explains how that work is phased.

Can automatic doors be fitted to a listed building in Nottinghamshire?

Often, yes, but listed building consent is normally needed for changes that affect the character of the building, inside or out. Slim operators, concealed fixings and automating the existing door can all reduce the visual impact. Speak to the conservation officer at the local planning authority early; we can provide drawings and specifications to help.

Who is responsible for automatic doors on escape routes in Nottinghamshire?

Under the Regulatory Reform (Fire Safety) Order 2005 the responsible person for the premises must make sure escape routes work and fire safety equipment is maintained. Automatic doors on an escape route need fail-safe opening or break-out, set by the fire strategy.
