Automating an existing door in Northumberland

Plenty of doors in Northumberland are sound but heavy or awkward to open. Fitting an operator to the door you already have is often quicker and cheaper than replacing it. We survey for free and tell you plainly whether automation will work.

What to think about for automating an existing door in Northumberland

  • Power is needed at the head of the door. If there is no supply close by, an electrician will need to run one, ideally hidden in trunking or the wall.
  • Glass in a door that will be automated should be safety glass. Older doors in Northumberland may have panes that need replacing before the work goes ahead.
  • Think about how the door is locked. If it is locked by key every night, an electric lock or keep may be worth adding so the door can be secured without switching the operator off.
  • Find out whether the door is a fire door. If it is, the operator must suit fire doors and be wired so the door closes when the alarm sounds.
  • Schools and community buildings in Northumberland may prefer the work done in holidays or after hours. Ask for any out-of-hours working to be priced in the quote.

Standards and rules in England

Under the Equality Act 2010, service providers and employers must make reasonable adjustments for disabled people, which can include altering a physical feature such as a heavy entrance door. Fitting an automatic door helps, but does not on its own guarantee those duties are met.

Building regulations guidance in England (Approved Document M, Volume 2) says a powered opening system should be used where a self-closing entrance door would need more than 30 N at the leading edge to open, or more than 22.5 N between 30° and 60°, and expects external doors used by the public in new buildings to give at least 1000 mm of effective clear width.

Whoever motorises a manual door, or builds an automatic door from separate parts, may take on the manufacturer’s legal duties for the finished door: a risk assessment, a technical file kept available for the authorities, a Declaration of Conformity, the conformity marking and instructions. You receive the Declaration of Conformity and the instructions at handover. In Great Britain a new or converted powered door must meet the Supply of Machinery (Safety) Regulations 2008 before it is first used, and can carry the UKCA or the CE marking.

How it works

  1. Describe what you need. Whether the job is automating an existing door for a busy entrance or for a single internal door, a brief description and some photos let us understand it and plan a survey visit in Northumberland.
  2. Free visit to the site. An engineer working under our management assesses the opening, the existing door and frame, the floor and the electrical supply, and notes any access, consent or timing issues to plan around.
  3. Your fixed quotation. The quote is fixed for the work it describes and lists each item, including any removal, making good and electrical work. It also states the lead time, the payment stages and the warranty terms.
  4. Fitting and sign-off. Work goes ahead on dates agreed with you. Once fitted, the door is adjusted and its safety functions are tested and recorded with reference to BS EN 16005, and you are shown how to use it.

Automating an existing door in Northumberland: questions

Do you provide the paperwork for an automated door in Northumberland?

Yes. Motorising a manual door brings manufacturer's duties for the completed powered door, so when we automate a door we provide the risk assessment, test record, settings and conformity paperwork at handover. Keep them with your building records, as insurers, inspectors and future service engineers may ask to see them.

What price range should I expect for automating an existing door in Northumberland?

Our guide starts from £1,795 excluding VAT (per door), the same guide price we use across the UK. For homes that is from £2,154 including VAT. The free site survey in Northumberland confirms the price as a fixed, itemised written quote, and the guide price tool gives you a range before anyone visits.

Can you automate a fire door at our premises in Northumberland?

Usually, using an operator designed for fire doors and wired to the fire alarm so the door closes when the alarm operates. We check the door's rating and condition first. A fire door that does not close and seal properly needs repairing before an operator goes on.

How long will our door in Northumberland be out of use?

Usually half a day to a day per door. Where hinges, locks or glass are being changed as well, it can take longer. We plan the work so the building stays usable, and agree any out-of-hours working in the quote.

What do you need from us for parking and access in Northumberland?

Somewhere for the engineer's van as close to the entrance as possible, and a clear working area around the door. If parking is restricted, loading rules apply or the site has security procedures, tell us when you book. Those details go into the plan so the visit is not held up on the day.

What happens to the old door when a new one is fitted in Northumberland?

If the work replaces an existing door, frame or operator, removal and disposal are listed in the quote. The old door comes out only when the new one is ready to go in, so the opening is not left empty for longer than necessary. Making good to the surrounding wall, floor or ceiling is included where the quote says so.

Which building regulations apply to a new automatic entrance in Northumberland?

In England the guidance is Approved Document M (Volume 2) for access, Approved Document B for fire safety and escape routes, and Approved Document K for glazing and powered doors. A new entrance can count as building work, so building control should be involved before it is ordered.
