Automating an existing door in Dartford

Plenty of doors in Dartford are sound but heavy or awkward to open. Fitting an operator to the door you already have is often quicker and cheaper than replacing it. We survey for free and tell you plainly whether automation will work.

Covering Dartford and nearby

Sites across the DA1 and DA2 postcode districts are visited by specialist automatic door engineers working under our management. They travel to Dartford for automating an existing door as bookings come in, so dates depend on the diary rather than a fixed local team, and we give you the earliest date we can offer when you book.

Weather matters for entrances that face open car parks, which is common on retail and business parks around Dartford and elsewhere in Kent. Exposed doors can be pushed by wind and let heat escape, so draught lobbies, good seals and correctly set sensors are worth considering.

Nearby towns we also list for automating an existing door (straight-line distance): Erith (3.0 miles), Bexleyheath (3.4 miles), Swanley (3.8 miles), Welling (4.7 miles), Northfleet (4.8 miles), Sidcup (5.0 miles).

What to think about for automating an existing door in Dartford

  • Homes in Dartford with uPVC or composite doors can usually be automated, but the multipoint lock needs to work smoothly first. A stiff lock is best fixed before fitting.
  • Power is needed at the head of the door. If there is no supply close by, an electrician will need to run one, ideally hidden in trunking or the wall.
  • Think about how the door is locked. If it is locked by key every night, an electric lock or keep may be worth adding so the door can be secured without switching the operator off.
  • Listed buildings and conservation areas in Dartford may need consent for an operator on an original door. Mounting it on the inside face usually keeps the street view the same.
  • Older buildings in Dartford often have heavy timber doors on floor springs. Some floor springs can be adapted, but many need replacing with hinges, which adds to the cost.

Standards and rules in England

Building regulations guidance in England (Approved Document M, Volume 2) says a powered opening system should be used where a self-closing entrance door would need more than 30 N at the leading edge to open, or more than 22.5 N between 30° and 60°, and expects external doors used by the public in new buildings to give at least 1000 mm of effective clear width.

Whoever motorises a manual door, or builds an automatic door from separate parts, may take on the manufacturer’s legal duties for the finished door: a risk assessment, a technical file kept available for the authorities, a Declaration of Conformity, the conformity marking and instructions. You receive the Declaration of Conformity and the instructions at handover. In Great Britain a new or converted powered door must meet the Supply of Machinery (Safety) Regulations 2008 before it is first used, and can carry the UKCA or the CE marking.

How it works

  1. Tell us about the entrance. Send the address, a few photos and a rough size of the opening, and say how the door is used. That is enough for us to suggest options for automating an existing door and book a survey in Dartford.
  2. Free site survey. A specialist engineer working under our management measures the opening, checks the frame, floor, head height and power, and talks through how people use the entrance. There is no charge and no obligation.
  3. Fixed written quote. You receive a fixed, itemised written quote with the specification, lead time, payment stages and warranty terms. The price does not change unless the scope does, and any change is agreed in writing first.
  4. Installation and handover. The door is fitted on the agreed dates, then set up, tested and documented with reference to BS EN 16005. You are shown the controls and the simple checks to make, and receive the handover paperwork.

Send us a photo of the door and we will arrange a free survey in Dartford to confirm whether it can be automated, followed by a fixed quote.

Automating an existing door in Dartford: questions

Do you provide the paperwork for an automated door in Dartford?

Yes. Motorising a manual door brings manufacturer's duties for the completed powered door, so when we automate a door we provide the risk assessment, test record, settings and conformity paperwork at handover. Keep them with your building records, as insurers, inspectors and future service engineers may ask to see them.

What price range should I expect for automating an existing door in Dartford?

Our guide starts from £1,795 excluding VAT (per door), the same guide price we use across the UK. For homes that is from £2,154 including VAT. The free site survey in Dartford confirms the price as a fixed, itemised written quote, and the guide price tool gives you a range before anyone visits.

What if our door in Dartford turns out to need replacing?

Then we will say so and explain why. If you want to go ahead, we can quote a new automatic door, or a new door ready for an operator. If both options are reasonable, we price each so you can choose, and the survey costs nothing either way.

Will automating our door in Dartford need planning permission?

Fitting an operator to an existing door does not usually need planning permission, but a listed building may need consent for fixings or new switches on the outside. In a conservation area, mounting the operator inside often avoids any change to the street view. Check with the planning authority if in doubt.

Do I need permission from a landlord or the council before work in Dartford?

It depends on the building. Tenants usually need the landlord's written consent before changing an entrance, and some changes to a shopfront or external door need planning permission. The survey notes anything that may need consent. We can supply drawings and product details to support an application, but the owner or tenant makes it.

What happens to the old door when a new one is fitted in Dartford?

If the work replaces an existing door, frame or operator, removal and disposal are listed in the quote. The old door comes out only when the new one is ready to go in, so the opening is not left empty for longer than necessary. Making good to the surrounding wall, floor or ceiling is included where the quote says so.

Can a home in Dartford get help paying for a door opener?

Possibly. In England a Disabled Facilities Grant of up to £30,000 can fund adaptations that make it easier to get in and out of a home. It is means-tested and must be approved by the council before work starts, so ask your council and occupational therapist.
